Pre-Construction:

Tokyar believes in the necessity of collaboration between the technical team, the employer, and the architect during the pre-construction phase. This process is very valuable in terms of guiding the work schedule and costs. During the pre-construction phase, Tokyar provides services such as design, feasibility, value engineering, long-term material identification, cost analysis, and planning, which will positively contribute to the construction phase. A pre-construction work schedule is created with the participation of the employer and the architect, identifying critical dates (such as completion of drawings, permit applications).

While developing projects and preparing specifications, Tokyar works together with architects/engineers and prepares the necessary surveys, saving both time and money for the employer. We perform value engineering and system analysis; we examine the costs of alternatives and identify long-term items that will affect the cost and work schedule.

Construction Phase:

From the start of construction, Tokyar provides the leadership and experience to carry the project to completion. Tokyar selects subcontractors for each separate work item, prepares and manages contracts, coordinates and supervises the production and subcontractors, and ensures that the productions comply with the specifications and work safety requirements. Additionally, necessary insurance and guarantee letters are obtained from subcontractors and suppliers. Progress payments are arranged at the end of each month based on the amount of work done.

The project manager regularly follows the work schedule every week. Additionally, they prepare project documents such as weekly construction status reports and meeting notes. In case of a change in the project scope due to the employer’s request or necessity, they prepare data on the impact of the change on costs and the work schedule. Each change proposal is thoroughly reviewed and presented to the employer in a detailed report before approval. The project manager holds site meetings with the project team every week to ensure that the construction is progressing on time and within budget. Additionally, progress reports are presented to the employer at the end of each month.

The site supervisor conducts daily inspections – enforces the work schedule, coordinates between subcontractors and Tokyar workers. They check that all productions comply with the specifications and Tokyar’s standards. They are also responsible for safety measures. Weekly meetings are held to plan the work schedule for the upcoming week and discuss necessary safety measures.

Post-Construction:

After the completion of construction, a list of deficiencies is prepared together with the architect and the employer, and the necessary planning is made to complete them on time. Additionally, Tokyar completes and delivers all documents such as warranty certificates, user manuals, and operation projects to the owner at the end of the work
