GENERAL CONTRACTOR / CONSTRUCTION MANAGER

Pre-construction Phase:

Tokyar believes the pre-construction phase of the project is a collaborative effort between our staff, our client and the architect. This is the most valuable time afforded the team to direct the project’s cost and schedule. During the pre-construction phase, Tokyar will provide services such as design review, construction feasibility, value engineering, and long lead item identification, as well as cost and schedule analysis, all of which positively affect the construction phase of the project. We will develop, along with our client and the architect, a pre-construction schedule to establish milestone dates for the entire team, like drawing completion, permit application, and etc.

Tokyar focuses to save clients both time and money by working closely with the architect throughout the design development and preparation of the construction documents - providing conceptual cost estimates based. We perform value engineering and building system analysis, evaluate alternatives and their associated costs, and identify long-lead items that may impact the cost or project schedule.

Construction Phase:

Upon commencement of the construction phase of the project, Tokyar will provide the leadership needed to see the project throughout the completion. We will prepare and execute construction contracts for each trade and category of work; provide on-site coordination and supervision of all subcontractors and construction activities; and ensure the compliance of all project requirements and to make sure that all subcontractors are in conformance with necessary safety guidelines. In addition, Tokyar will obtain the required insurance certificates, bonds, and lien waivers from the subcontractors and material suppliers.

The Project Manager monitors and maintains the construction schedule on a weekly basis. He also prepares and coordinates all of the project documents, including the meeting minutes, schedule, and status reports. In case a change in project scope becomes a necessity or the client requires a change, Tokyar will provide engineering, schedule impact and cost input. Each proposed change will be evaluated thoroughly for necessity and completeness before being submitted to the owner for approval. The Project Manager chairs weekly on-site meetings with the project team to review the project schedule and progress, In addition to the weekly meetings, monthly progress reports are also provided.

Post-completion:

Upon substantial completion, Tokyar, will prepare a punchlist indicating items to be completed, and in conjunction with the architect and the owner, and then manage and supervise the completion of the punchlist in a timely manner. Tokyar will also obtain, review, and transmit all closeout documents, including warranties, as-built drawings, and owner-operator maintenance manuals, and arrange systems to the owner.

LAND DEVELOPMENT

Being active in the construction industry for several years, Tokyar has developed strong ties with the real estate sector throughout the years. From 1998, we have diverted some of our financial resources to land investments. We built common/custom use buildings on those lands to be leased or sold.

We also partner with landowners for projects where they provide the land and we cover all the construction costs. We also undertake the marketing effort in this kind of projects. This kind of service may be best for you if you own a property but do not have the funds to finance the construction of a facility on top of it.
